Thomas Jones is a Real Estate Developer in the Office, Industrial and Residential Market Sectors with more than 25 years National Experience in Financial Institutions, Private Development Corporations, the Real Estate Investment Trust Industry, and as an Owner/Developer of a commercial/residential real estate development firm with over 2.7 million SF commercial and industrial projects developed, leased, managed and sold in Jacksonville, Florida. Was responsible for the direction and execution of all phases of the development process, including financial reporting to lenders and investment partners.

Purchased the Jacksonville International Tradeport, a 267 acre business park containing 994,000 sf. of existing warehouse space in nine buildings plus 85 acres of developed land. Revamped and sold the nine 95% leased buildings to Flagler Development in 2008. Land sold thereafter.

Developed Creekside Distribution Center, a three building warehouse project totaling 335,000 sf. in the Tradeport. Master planned 47 acres of commercial land. Sold interest in 2011.

Developed The Links, a 70,000 sf. medical office/condominium project adjacent to Baptist Beaches Medical Center in Jacksonville Beach; also redeveloped an old warehouse site into Baymeadows Business Center, a 135,000 sf. office/warehouse/flex building complex on Phillips Highway just south of Baymeadows Road in Jacksonville. Both projects leased and sold in 2001.

As a Development Partner with Jackson Shaw Company in Dallas was directly responsible for all aspects of the projects, including site selection and acquisition, market research, product design, financing, leasing and property management on five major commercial developments in Dallas with an aggregate economic value of over $30 million. Equity owner in these ventures and four other properties and was Managing General Partner on the largest project. These projects included a 60,000 sf. office development as well as a 9.5 acre land assembly in downtown Dallas which now contains the Sterrett Justice Center. Was an international award winner in the National Association of Industrial and Office Parks design competition for Capital Hills Commerce Center, a 150,000 sf. office/industrial park in Las Colinas, Texas.

Investment Partner in Amelia Concourse single-family development in Fernandina Florida. Bought 121 lots and sold to D R Horton and Richmond American Homes as builders. Full amenity center and 75’ lots. 100% pre-committed lot positions to builders. Project sold out 2014.

Managing Director of Julington Creek Plantation, a 4,000-acre, 5,000 unit planned residential golf course community located in St. Johns County, Florida. Responsible for all aspects of the development, including interaction with professional legal, architectural, and engineering team members; overall neighborhood planning, design, budget preparation, construction of entry roads, amenities and lot inventory; development of builder programs, negotiation of builder lot takedown contracts, supervised master development sales office, approved and administered a $1 million marketing and communications program.

Was Vice Chairman of the Community Development District (CDD) which managed the development infrastructure and amenities. Coordinated closings of lots to builders and supervised a project staff of five people for the owners of the project.

Home sales increased from 225 to 500+ per annum and the development became the #1 community in residential new home sales in northeast Florida. Project was sold in its entirety to D.R. Horton Company.
